Fall updates from Anne, Red Run Property manager
Hello Red Run Residents,
As Autumn draws near, there are plenty of chores to accomplish before winter, so this note will provide a list of things to do as DIY projects. Any help you can offer would be greatly appreciated. However, before we delve into all of that, the board would like to provide you with some updates.
ORKIN
Our pest control will be administered this coming Friday, Sept. 19th. It is advisable to keep your pets away from the treatment areas for several hours. Another update will be provided upon their arrival. If you are aware of any trouble spots, especially visible wasps, hornets, etc., please let me know ASAP.
SPORTS COURT
One pickleball court has been completed. We are waiting for the pavers to return to repair the low spots on the lower half of the court. Beitzel, the paving company, has committed to completing the repair before winter. They will probably be here in mid-October. Due to the potential for much cooler weather after the paving has been repaired, most likely the painting of the other two courts will be delayed until Spring.
DOCKS
The date to remove the docks has not yet been established but as normal, please make arrangements to have your boats out of the water before the conclusion of Autumn Glory. A follow-up communication will be issued with the actual dock removal date.
POOL
The pool is officially closed. The budget will allow us to add two more chaise lounge chairs, so they will be purchased now to take advantage of the sales. Volunteers will be able to store the furniture only after a small project is completed in both restrooms. (See DIY Projects below.) Painting the pool is on schedule for next Spring.
WATER PUMPS
At the annual meeting in May, the topic of replacing our water pumps was discussed. This will be started sometime after Autumn Glory. On the day of the installation, there will be no water. A confirmed date of this project will be forthcoming. REMINDER: To cover this project, a $1,000 assessment will be due April 1, 2026
TREE REMOVAL
Three trees around building #5 will be removed this fall. There is also a very large, split tree in the grove that would threaten the pool if it fell, so it also will be cut down. Also, quite a number of dead limbs in the grove area will be eliminated when they are here. This project will take place sometime in late October or early November.
BUILDING 1 WALKWAY AND WATER DIVERSION
Bids are being obtained for a solution to control the water flow between the Tran home and building 1.
TRAN EASEMENT AGREEMENT
The Easement agreement has been presented to the Trans. They replied with changes and additions to the agreement. We are in the process of responding to their changes. Our attorney, Mike Getty, is currently reviewing the redline document. The next step is to present the revised agreement to the Trans.
CABLE WIRES – BLDGS 2-5
Comcast will be contacted to tidy-up the hanging cable wires.
PAINTING
A number of residents at Bldg #1 have been painting the new siding color on their balconies/patios. Depending on when the painting project gets underway, these units can probably be eliminated from the painting bid. That said, anyone who wants to reduce our painting assessment, feel free to paint your balconies/patios. The paint is located in the storage closet outside of unit 1B2. Each type of paint is clearly identified with a permanent marker on the lids. We ask that you fill in the sign-out sheet located on the inside of the closet door.
RULES AND REGULATIONS REMINDER
PET RULES
Reminder – Our HOA rules state: “Pets must be on a leash or under direct control of the pet owner at all times.” Our community complies with the Garrett County Code of Ordinances. Information can be found using this link:
It is important to always comply with this rule so that our friends and neighbors can feel safe. In addition, please make your guests and visitors aware of the rule and stress the importance of compliance.
GRILLS
The following is the rule within our HOA Rules and Regulations about grill types and placement of grills. It is imperative for everyone to observe this regulation for the safety of our neighborhood.
Maryland State Fire Regulations prohibit the use of charcoal and gas/propane grills on decks and balconies of buildings having 3 or more units at any time. Charcoal and propane grills (mobile grills) can only be used on ground level units and must be pulled a minimum of 25 feet from the building and be free of overhanging structures (decks). Electric grills may be used
anywhere on the property, including decks and balconies. The Garrett County Fire Marshall routinely inspects condo complexes and may issue citations with stiff monetary penalties for violations. The Council insurance carrier may refuse to honor any claim for damages caused if these provisions have been violated.
DIY PROJECTS
Here is a list of things that can and should be done before the snow flies:
- Devise a solution to prevent bats from nesting in the ceiling of the pool bathrooms
- Insulate outside water shut-off valves at buildings 4 and 5
- Store pool furniture – (only after the above project and the sports court paving is done (workers need access to a bathroom))
- Clean the Red Run entrance sign
- Clean out both fire pits
- Use community leaf blower at the pool and in the sports court (Ask Annie for the blower with charged batteries)
- Clean up parking lot flower beds
